Adopted Tax Rate
The Board conducted the formal public tax hearing and took action regarding the District's tax rate for the 2026 fiscal cycle.
Adopted Tax Rate: Following the public hearing, the Board formally adopted a total tax rate of $0.6201 per $100 of assessed valuation for 2026. The tax rate is structured into three dedicated components to support District operations and bond obligations:
Maintenance Tax Rate: $0.1771 per $100 of assessed valuation.
Utility Debt Service Tax Rate: $0.1875 per $100 of assessed valuation.
Road Debt Service Tax Rate: $0.2555 per $100 of assessed valuation.
Public Improvement District (PID) Updates
Understanding Public Improvement Districts: A Public Improvement District (also known as a PID) is a designated geographic area created by a local government entity that allows public infrastructure improvements and supplemental services, such as enhanced landscaping, parks, public roadways, and utility networks, to be funded within that specific boundary. PIDs are important because they provide dedicated, long-term funding to construct and maintain high quality neighborhood assets directly benefiting residents, helping preserve property values without burdening broader general city tax revenues.
Annual Service Plan Updates: The Board reviewed, approved, and executed formal Orders approving the Annual Service Plan Updates to the Service and Assessment Plans and Assessment Rolls for all active PID areas within Viridian. These actions cover Public Improvement District Nos. 1, 2, 3, 5, 6, and 7.
Property Maintenance & Infrastructure
Property Maintenance & Contracts: The Board evaluated the Property Maintenance Coordinator's report and approved a Services Agreement with SYB Construction to handle essential maintenance and infrastructure repairs across community facilities.
Utility Easement Request: The Board considered a request from Oncor for a utility easement and right-of-way to support ongoing electrical distribution infrastructure within the District.
Traffic & Safety Enhancements: Updates were reviewed on traffic signal installations along North Collins Street to improve overall intersection safety, access, and pedestrian flow.
Community Amenities
Viridian Nature Preserve: The Board reviewed ongoing progress on environmental management projects in the Viridian Nature Preserve. Berm erosion mitigation from summer rains is nearing completion, paving the way for Buffalo Grass installation in early autumn to mark the full completion of Phase I. Soil testing results have been handed over to the project engineers and landscape architects to assist in preparing bid specifications for Phases II and III.
Viridian Sailing Center: Status reports were presented covering summer resident watercraft usage, facility upkeep, and upcoming autumn resident instructional safety classes.
The next Board meeting for Viridian MMD will be held on Tuesday, October 13 at noon.
